Crawl space encapsulation & moisture protection

A damp crawl space can lead to musty odors, mould, and even structural issues. That’s why we fully seal and protect the area by securely fastening and air-sealing a durable moisture barrier at footings, piers, and foundation walls. If insulation is present, the barrier extends 6” in front of it for complete coverage.

 

To further protect your home, we add a drainage layer beneath the barrier, extending slightly up the exterior walls. This prevents ground seepage, improves durability, and creates a cleaner, healthier space & perfect for storage and peace of mind.

Complete Crawl Space Restoration and Moisture Control

We fully restored this crawl space to make it clean, dry, and energy-efficient. The entire area was sealed off with a durable liner, carefully fastened and air-sealed around the footings, piers, and foundation walls to prevent moisture from entering. A drainage layer was added underneath and up along the edges of the walls to protect against ground seepage and make the surface more comfortable and durable for storage. To control humidity levels long-term, we installed a high-performance dehumidifier and air purifier system. We also replaced the old wall and rim joist insulation with new moisture-resistant insulation, making sure all seams were tightly sealed to boost energy efficiency and prevent drafts. The outdated and damaged insulation was removed, bagged, and properly disposed of, leaving the space fresh, dry, and well-protected.

Installing a CleanSpace crawl space encapsulation system

The task involves installing a CleanSpace crawl space encapsulation system in a specific area as indicated on a drawing, following the guidelines provided by the manufacturer. The installation includes securely attaching and sealing the system at the interior footings and piers (support structures) to ensure it is tightly in place. Additionally, it requires fastening and air sealing near the top edge of the foundation walls, unless there is already insulation in that location. The goal of this job was to create an effective barrier that covers and seals the crawl space, providing protection and potentially improving energy efficiency in the enclosed area.

Crawl Space Encapsulation, Insulation & Moisture Protection

For this project, we began by preparing the crawl space with a detailed cleanup. The heating ducts and sewer lines were wiped down, spider webs cleared, and old drywall and fiberglass removed from the exterior walls. Stored items were also moved out to make space for the installation.

 

We then installed drainage matting beneath the liner and extended it up the walls. This helps protect against ground seepage, makes the floor more durable, and provides a smoother surface for storage. To improve energy efficiency, new rim joist insulation was installed, followed by foil-faced wall insulation. All seams and gaps were carefully sealed with spray foam and foil tape to ensure a tight and moisture-resistant finish.

 

Next, the space was inspected for any possible rodent entry points, and wire mesh was installed where needed for added protection. Finally, we encapsulated the entire crawl space with a heavy-duty liner, fastening and sealing it to the footings, piers, and walls to create a clean, dry, and energy-efficient environment.

 

The end result is a healthier crawl space that is fully protected against moisture, pests, and energy loss.

Improved crawl space for a healthier home

We begin by removing the old liner and installing a strong moisture barrier that’s securely sealed around the footings, piers, and foundation walls. If there’s insulation already in place, we make sure the barrier fits properly in front of it for extra protection.

Next, we install a drainage mat under the barrier and up the walls to prevent moisture from seeping in. This also makes the space more durable and comfortable for storage.

We then add high-quality insulation along the rim joists to improve energy efficiency and replace any old or damaged support beams. We also clean up the space by removing old wood and large pieces of concrete around the fireplace.

To make the crawl space more accessible and better protected, we installed an insulated crawl space door with a seal. Finally, we add more wall insulation and seal all gaps to ensure no moisture or odors can get in.
